1 EXECUTIVE SUMMARY
1.1 OVERVIEW
As the focal point of Manhattan’s innovation corridor, the 14 @ Irving project will become a center for inclusive training,

collaboration, innovation, and growth within the tech sector in New York City. The project represents a unique opportunity to
deliver a truly dynamic future-ready building that is smart, healthy, and sustainable.
This Schematic Design Report and Basis of Design outlines a path to achieving this project’s ambitious goals and articulates our
understanding of the current design direction. It includes the information necessary to accomplish the Owner's Project
Requirements, as communicated in the project RFP and in subsequent meetings and communications by the Owner. This includes
system descriptions, indoor environmental quality criteria, design assumptions, scope clarification, and references to applicable
codes, standards, regulations, and guidelines.
Additionally, this report outlines WSP’s approach to achieving specific smart, sustainable, and healthy goals that will position the
project as a premium office building for the innovation economy in NYC. We have included our understanding of the project design
goals, measurable performance targets, analysis completed to guide project direction, and key actions and responsibilities required
in future design phases. We have also created a dynamic deliverable that articulates the business case for integrating specific smart
building strategies into the project.
14 @ Irving is understood to include the new construction of an approximately 240,000 gross square foot Class ‘A” office building

located at 124 E 14 Street in New York City. The project, in collaboration with the City of New York and the Economic
th
Development Corporation, is designed to function as a multi-level ecosystem stimulating local business growth and community
interaction, promoting the next generation of companies, not for profits and tech industry leaders. This ecosystem will include the
following components: public food hall, Civic Hall community work/event/training spaces, Step-up office space, and modern Class
‘A’ office space. The design phase is intended to be completed in late 2018, with construction beginning in late 2018 and opening to
the public in late 2020.
This report will serve as a baseline for the design moving forward. The next step for the design and development team is to review
and comment on this report and the understood design direction, identify areas for further discussion and integration. and meet to
discuss the actions and responsibilities for the next design phase. This report is WSP’s deliverable for Schematic Design.
