GOAL THREE
CREATE AN ASSET THAT IS SMART, COST-EFFECTIVE, AND RESILIENT TO OPERATE
This building will be designed to last for 100+ years and will change and evolve over time. The building will need to support smart
cost-effective building operations, dynamic tenant needs, and changes in the marketplace to become a valuable long-term real-
estate asset.
DETAILS:
1 Establish a building monitoring and control system that allows the building operators to confirm and continuously deliver
the smart, healthy, and sustainable project goals.
2 Design a building that saves 30% annual energy cost compared to the NYC code baseline (when including tenant savings)
3 Incorporate all of the relevant resiliency design strategies outlined in the NYC Climate Resiliency Design Guidelines
ACTION ITEMS:
Integrate the SMART, BMS, commissioning, and operations plans to support smart building operations and management
Evaluate and incorporate cost-effective passive and active strategies for reducing energy costs and carbon impacts
Identify and assess relevant resiliency design strategies and quantify the design and cost impacts of each
1.3 NEXT STEPS
The design goals above summarize our understanding of the development team’s aspirations and intentions for the project design.
To achieve these goals while delivering the project on time, on budget, and on schedule, the design team will need to complete a
comprehensive review of the current design intent, as outlined below, and quickly discuss the impacts, decisions, and integration
needed. The following is a high-level summary of recommended next steps to support an integrative design process in the Design
Development and Construction Document phases.
1 Each discipline on the design and development team shall review and comment on this report and the design direction
articulated within. Review shall focus on clarifying design direciton and coordination needed in the DD phase.
2 WSP and DBB shall identify focus areas for further discussion, assessment, and integration to achieve the project goals
above
3 RAL shall provide decisions and direction for the above goals and focus areas.
4 Identify champions for each item above.
5 WSP’s Built Ecology team will facilicate the ongoing discussion related to the project goals and update the goals at the end
of the DD phase.
