1.2 PROJECT DESIGN GOALS
WSP has worked closely with RAL, Davis Brody Bond, and the rest of the design and development team during the Schematic Design
phase to discuss, assess, and articulate the project design goals. These design goals are intended to support the broader

development goals outlined on the 14 @ Irving website and inform specific studies and decisions throughout the design process.
Many of these goals were discussed in the High-Performance that WSP led on May 8 , which we have synthesized into three goals

below.
GOAL ONE
CREATE A BUILDING THAT IS SMART, HEALTHY, AND SUSTAINABLE.
Most design teams work under the false premise that projects can only afford to be smart, healthy, OR sustainable. We have found
that the overlap and synergies between these three people-centric goals not only makes each individual goal more successful, they
can also lead to minimal cost impacts while adding significant value to the project. Additionally, a smart, health, and sustainable
building will attract and support a thriving and productive community in 14 @ Irving.

DETAILS:
1 Achieve LEED CS v2009 Gold certification
2 Achieve WIRED Score Platinum certification
3 Integrate specific health and wellness strategies from the Fitwel and WELL design standards that support productive
workplaces and training
4 Establish a SMART building strategy that will provide robust and integrated building data and controls
5 Identify and take advantage of synergies with the above smart, healthy, and sustainable goals
ACTION ITEMS:
Confirm the LEED strategy, credits that will be achieved, and team responsibilities in the DD Phase
Identify key decisions needed to achieve WIRED Scored Platinum
Review specific health and wellness design strategies with WSP and establish design direction for DD Phase
Review and discuss interactive SMART Building deliverable with WSP and confirm SMART strategy for DD Phase
GOAL TWO
CREATE A CENTER THAT SUPPORTS INNOVATIVE TRAINING, COLLABORATION, AND GROWTH IN THE
TECH SECTOR
Research shows that building and workplace design plays a significant role in the overall effectiveness of collaborative and
innovative work environments. This project will need to consider the various users and user-needs when considering the
architectural and building systems design.
DETAILS:
1 Create a variety of inclusive gathering and collaboration spaces for the building tenants and community
2 Provide a building that is safe and secure while allowing for fluid movement and access for building tenants and users
3 Provide a base building MEP system that supports flexible and diverse workplace environments that will change over time
ACTION ITEMS:
Develop the program and profile of gathering and collaboration spaces with a summary of how each supports
collaboration for the various building user types
