President’s Message







                               This message is being written at the beginning of February so my wish is that the
                               extraordinary cold weather is behind us and we can look forward to a mild spring
                               with warm weather ahead. We can only hope that the prediction of Puxatawny Phil
                               for six more weeks of winter was “fake news”.

                               I would like to express my appreciation to all of you who have reached out to me and
                               other members of the Board with your ideas, encouragement and yes, your concerns
                               and complaints. Your feedback is important for the Board to continue to provide an
                               environment and lifestyle that we all can enjoy.
      The following is a brief review of some of our accomplishments in 2017.
      • Resolution of litigations with the developer
      • Installation of new computerized security system
      • Installation of fencing on South Path Road
      • Installation of new fencing and estate gates at the three entrances to the community
      • Completion of shutter replacement program for apartments
      • Capital Improvement Program to replace driveways in Townhouses & Villas (ongoing and ahead of schedule)
      • Capital Improvement Program to install handicap mailbox access (ongoing)
      • Upgrading of landscaping (ongoing)
      • Completion of LED upgrade of street lighting
      • Upgrading of rain sensors for lawn irrigation system
      • Establishing preapproved mortgage lending with two banks for new buyers in the community.
      • Successful real estate tax certiorari for majority of residents in the community covering 2016, 2017 & 2018.
      Let me take this opportunity to update you on the current status of the takeover of the Sanitary Treatment
      Plant (STP) by Suffolk County. While the County had to wait till January 29 to assume control, there is still
      paperwork missing from the developer that will delay the transfer.  Once the County assumes ownership of
      the STP plant and property, we will all be billed individually by Suffolk County for sanitary service. We antic-
      ipate that the fee will be in the area of $490 annually increasing by 3% annually.   We will inform you once the
      County legally takes possession of the STP and what the anticipated fee will be.
      The design of the proposed Management Offi ce Building has been completed and the drawings are currently
      being coordinated between the different disciplines involved in the design. We currently expect to simultane-
      ously fi le the plans with the Town of Huntington for Building Permit and submit the plans for bids the week
      of February 12.  Construction should begin as soon as we obtain a permit and the subdivision of the property
      is completed. The completion of the subdivision is still pending fi nal approval by both the Town of Huntington
      and Suffolk County Health Department.
      We anticipate that we will be continuing our capital improvement program in 2018 including Townhouse and
      Villa driveways, handicap mailboxes, sealcoating and striping of roadways and parking areas, upgrading of
      plantings and landscaping in the berms, and repair/replacement of damaged curbs.  In addition, this year we
      will be power washing the vinyl siding of the apartments.
      This year we have three positions open for the HOA Board.  As of this time, the three current Board members
      will be running for reelection and we encourage you to consider becoming involved in either running for the
      Board or joining the many committees that we have helping in maintaining the health, safety and beauty of
      our wonderful community.  Your lifestyle is truly a result of the tireless efforts by your neighbors in contrib-
      uting to the wellbeing of your community.  I also want to take this opportunity to express our gratitude to our
      professional management staff.  They truly work very hard to satisfy the needs and concerns of us all.
