PROJECT DEVELOPMENT AND SERVICES 7.6 Governance Approach (continued) Design Process (continued) Construction Phase • Update the Detailed Design • Documentation into a full suite of ‘For Construction’ documentation, making any amendments as required by the tender process. • Provide written, clear, unambiguous responses to site queries (RFIs). • Inspect and provide list(s) of outstanding defects and omissions prior to Practical Completion. • Assess completion of work in accordance with the design and certify Practical Completion for architectural elements. Post Construction • Inspect and list remaining outstanding defects identified at Practical Completion until closed out. • Assess, revise and submit as built documents within two weeks of Practical Completion. Engineer Project Methodology / Strategy The approach to the design of the fitout must incorporate flexibility, quality, innovation and future proofing in order for it to cope with the tenants changing needs over the life cycle of the fitout and the building. At the outset of a significant project of this size, an immense number of factors require consideration. We will address and resolve such issues as the project proceeds through the design phase in order to avoid any adverse services impact on construction, commissioning and operation. Waterman will work closely with the Architect, Project Manager, Client and all other stakeholders in order to achieve the stated goals. Our Job Managers will closely monitor our internal activities and progress, to ensure that we meet the overall project milestones. We will actively “chase” any other parties where we require an input in order to keep our work “on track”. The basis on which we approach the services design will have great bearing on their cost, the amount of space consumed to accommodate them and adopting the correct philosophy of servicing is a major component in the overall success of the project. The following points are indicative of the initial parameters that Waterman will adopt: 42
