PROJECT DEVELOPMENT AND SERVICES 7.6 Governance Approach (continued) Foyer & Main Entrance We believe the common ground floor entry lobby frontage to Macquarie Street requires a greater definition and presence. Creating a strong interior and clear entry, a clearer identity and as such a new address for the building. The renewed entry statement should represent the quality and scale of the rest of the building. If appointed we would explore the opportunity for greater design quality to the critical piece of the architecture and interior design, as we fundamentally believe that a positive human response to the sense of arrival will assist in the building’s success. Tenancy Update (Inc. Lift Lobbies And Amenities) Complete renewal in line with ground floor, look and feel / building positioning. Explore alternatives for premium, standard and industrial office environments as well as co-working spaces, consistent with the next generation of workspace. End Of Trip Facilities Provide EOTF that exceeds the standards being offering the CBD buildings. Gray Puksand is an Australian leading designer in end of trip facilities. Being at the forefront of developing EOTF and these taught us the significance of transitional space as well as explore opportunities beyond EOFT into wellbeing and new wellness centre concept should this be applicable. Sustainability We will review the building’s Environmental Sustainable Development features and work with Cushman Wakefield in preparing a strategy to enhance the sustainable offering of the building, including NABERS rating and looking to leading ESD initiatives. External Considerations We appreciate the potential for partial façade upgrade related to prospective extensions or additions, FSR or building height increase. Furthermore, incorporating LED lighting to the façade is an effective approach to façade refurbishment and a new identity to the building. Foyer upgrade, new outdoor terraces to improve indoor outdoor connection and indoor quality environment, wellbeing and sustainability are all factors we will consider to enhance the future of 143 Macquarie Street.
