COMMERCIAL BASE BUILDING 44 Martin Place, Sydney
Partnering with Hassell Studios, CBRE and Buildcorp, Waterman was engaged to deliver the building services for the 44 Martin Place Redevelopment.
The original sandstone facade heritage listed building, located in the heart of the Sydney CBD was originally constructed in the 1920’s and was further developed in the 1960’s. The 11 storey building houses 3 retail tenancies and 10 commercial floors, and two basements.
The key aim for this project was to fully redevelop the asset, creating a lightwell from the ground floor to the roof and construct two new floors on the rooftop to maintain NLA. The key aim for the development was to modernise the building and amenities, while paying homage to the heritage nature of the development.
The building was brought up to a PCA “A” grade quality with many premium elements. Sustainability was also a key focus of the development with the principal targets being a 5-star NABERS Energy rating and a 4 Star Greenstar rating.
Key features of the building include the new 40m atrium, which required extensive fire engineering, increasing the ceiling height, as well as challenges due to the age of the building and the associated infrastructure.
