Waterman designed and co-ordinated all base building services and fitout on this project incorporating ESD (Environmentally Sustainable Development) principles that were designed to conform to NABERS Energy 4.5 Star. The building is actually performing much better, with an accredited NABERS Energy 5 Star in operation.
It is easily exceeding this benchmark at approximately 5 Stars plus 43% improvement without the use of accredited Green Energy, making it one of the most energy efficient office buildings in Australia.
The key point of difference of this building is that it does not contain any of the well-known ‘green bells and whistles’ such as chilled beams or cogeneration. The extremely energy efficient systems are a result of relatively standard building services that are carefully designed, implemented and controlled specifically with energy efficiency in mind. This building proves that good engineering can equal or outperform other far more costly installations such as those with chilled beams or cogeneration. The 23,000m2, 21 level building, serves as the new Sydney offices of the Australian Taxation Office.
