               Project Approach



               Project Understanding
               JBAS Realty is seeking to develop up to a +/- seventeen
               (17) story, multi-use project with one to two towers with
               a parking garage at the current address of 320 Franklin
               Avenue in Scranton, Pennsylvania.  The project will be a
               mix of:
                    ■ 80,000 – 100,000 SF of Commercial / Retail
                   space on the lower floors including a drive-thru
                   coffee shop.
                    ■ A +/- (110) unit Hyatt Place brand on the middle
                   floors including 5,000 SF of banquet space, 2,500
                   SF of pre-function space, a (125) seat restaurant/
                   lounge with bar, and a pool.
