                                                                Project Understanding



                                                                The project consists of a rear-loaded warehouse
                                                                building of approximately 88,250 square feet to be
                                                                located at 101 Independence Lane in Chalfont, PA.  The
                                                                building measures 350 feet by 270 feet with reentrant
                                                                corners.  The clear height will be 36 feet as measured at
                                                                the far side of the first column in from the loading dock.
                                                                Preferred column spacing has been communicated as
                                                                being 50 feet deep by 50 wide.

                                                                The building will include one (1) primary building
                                                                entrance expression.  Interior improvements will be
                                                                limited to an electrical room and sprinkler room.  The
                                                                building will have conventional spread footings, load-
                                                                bearing insulated precast concrete or site tilt-up
                                                                concrete wall panels, and conventional steel frame.
                                                                The roof will be a 60-mil EPDM or TPO membrane on
                                                                rigid insulation on metal deck.  Other characteristics
                                                                of the building systems incorporated in this proposal
                                                                have  been  identified  in  the  document  titled  “Catalyst
                                                                Industrial Warehouse - 101 Independence Lane, Chalfont
                                                                PA 18914” which was included as part of the Request
                                                                for Proposal - Architectural Design Services (RFP).


                                                                This proposal is for the shell building only.  Tenant-
                                                                specific fit-out improvements such as office areas,
                                                                shipping offices, toilet rooms, battery charging, etc., are
                                                                not included.  We understand the project will not seek
                                                                third-party validation of environmentally responsible
                                                                initiatives, such as LEED V4.1 Warehouse and
                                                                Distribution Centers certification, Energy Star, Green
                                                                Globes Certification, and Living Building Challenges
                                                                as part of the Basic Services outlined in our proposal.
                                                                If this were to change, we can provide the design and
                                                                administrative services associated with certification as
                                                                Additional Services.


                                                                We will provide the  pre-construction design  services
                                                                in accordance with the anticipated project timeline
                                                                outlined in the RFP.
