*Rules & Regulations
The following Rules & Regulations are in addition to rules, regulations, and restrictions found in the condominium documents, state statute, administrative code, city, county and federal law.
UNITS:
Rules and regulations concerning the use of units may be found in the condominium documents. In addition:
BALCONIES:
The balcony of each unit is a limited common element under management of the association and for the exclusive use of the unit’s owner, lessee, and invited guests. The rules and regulations set forth by the Board of Directors are intended to promote and preserve a clean, uniform appearance to the exterior of the buildings thereby protecting the value of the property. Rules concerning the maintenance and use of limited common elements can be found in the condominium documents. In addition:
1. There shall be no exterior antennas at any location with the exception of satellite dishes on balconies which have been installed in accordance with guidelines set forth by the Board of Directors.
2. Cooking and barbecuing is prohibited on balconies.
3. No items, including but not limited to towels, clothing, carpets or rugs, are permitted to be laid
over, attached to, or hung from the balcony railings.
4. Clothing lines and drying racks are not permitted on balconies.
5. The replacement or new installation of any type of carpet on the balcony of any condominium unit
is prohibited. (re: board resolution 02/22/2006)
6. Storm shutters shall comply with specifications as set forth by the Board of Directors;
7. Ceiling fans must be white in color and designed for exterior use.
8. Fluorescent light fixtures are prohibited for use on balconies.
9. All light bulbs on balconies must give off a yellow or amber” light. Any color light bulbs other than
yellow and/or amber are prohibited from use on balconies.
10. Residents, guests and/or vendors are prohibited from discarding or throwing cigarettes, cigars,
matches, sparklers or any other items off a balcony.
11. Holiday lights and/or decorations may be displayed on balconies from Thanksgiving to January
15th only..
UNITS:
1. Each unit shall be used as a residence only and may not be used as a business open to the public,
or for any other purpose.
2. No unit shall be used for unlawful activities.
3. No unit shall be used for the storage of hazardous materials or other items that could increase the
association’s rate of insurance.
4. All doors from the unit to the common corridor must remain closed when not being used to enter
or exit the unit.
5. Air conditioning units shall not be installed in any window or through any exterior wall.
6. All radios, televisions, stereo and musical instruments must be maintained at a reasonable volume
so as not to disturb other residents.
7. Sound proofing must be installed ON, IN or UNDER any type of hard flooring including use of the
concrete slab as a flooring surface. A Management representative must inspect and must be able to verify the installation of sound proofing material on, in or under the hard flooring surface being used prior to completion of the job. The sound proofing material being used must be designed for use as a sound proofing material and must be applied as directed by the manufacturer of the product. (Board Resolution 2017/10/31)
8. Plans for the alteration or remodeling of any unit must be approved in writing by Management prior to the commencement of work.
9. Window and glass door treatments with exposure to the exterior of the building shall be white.
10. Unit owners must receive approval, in writing, from the board of directors, prior to ordering, purchasing and installing new windows and/or sliding doors. Any installation of new windows and/or sliding glass doors after June 12th, 2007 must be similar in appearance and operation to the existing windows and doors in the building, framing must be white in color, and all glass must be
tinted gray.
11. Unit owners must receive approval, in writing, from the board of directors, prior to ordering,
purchasing and installing new shutters on any balcony or exterior window. All shutters must be
