*Rules & Regulations
The following Rules & Regulations are in addition to rules, regulations, and restrictions found in the condominium documents, state statute, administrative code, city, county and federal law.

12. All tinting and film treatment on exterior windows shall be gray and non-mirrored.
13. No sign, advertisement, notice or other lettering shall be exhibited, displayed, inscribed, painted or affixed in, on, or upon any part of the condominium unit or condominium property without
written permission from Management.
14. The association’s smoke detector devices in each unit shall not be disconnected, altered,
removed, relocated, or serviced without the prior written consent of Management.
15. The maximum number of occupants residing in any unit is as follows:
 One Bedroom:
 Two Bedroom:
 Three Bedroom:

UNIT RENTALS
The Association is an interested third party in all rental or lease agreements. Renters must agree to
conditions, restrictions, and requirements set forth in the unit owner’s agreement, and must also agree to the rules and regulations of the condominium and association. Information concerning the rental of units is available in the condominium documents. In addition:
1. The Association shall have the option of first refusal on all sales, rental and leasing offers. The
Association shall have the option to purchase, rent or lease said unit, upon the same conditions as
are offered by the unit owner to a third person.
2. The Board of Directors shall appoint members to a screening committee to review necessary
documents, interview all prospective renters or lessees and either approve or deny the rental or
lease of a condominium unit.
3. Units shall be leased in their entirety. No individual rooms may be rented, and no transient tenants
may be accommodated.
4. A condominium parcel shall not be leased or rented without the prior written approval of the
screening committee appointed by the Board of Directors. No lease or rental shall be for less than
twelve (12) months, once per year.
5. In the event a unit is leased, the unit shall not be occupied by guests or any other persons when
the lessee is not in residence.
Leasing Process:
6. The unit owner, realtor, or owner’s representative may pick up a Rental Package in the
management office. The Rental Package contains an application to lease, a credit and criminal background form, a Rules & Regulations booklet, along with a variety of other documents and questionnaires regarding the conditions, restrictions, and requirements of renting or leasing a unit at La Mer Condominium.
7. The Rental Package should be completed and returned to the management office along with a copy of the rental or lease agreement. The association reserves the right to request use of a standard format lease agreement.
8. A non-refundable fee of one hundred dollars ($100.00) for each named adult renter or adult lessee (husband& wife combination counts as one purchaser) must be submitted to the management office prior to processing of the Sales Package. Processing includes a credit and criminal background check of the prospective renter(s) or lessee(s).
9. Upon receipt of all required documents, a personal interview must be scheduled between the prospective renter(s) or lessee(s) and the screening committee. Interviews will not be conducted by telephone.
10. The prospective renter(s) or lessee(s) are presumed to have read the association’s rules and regulations and are fully aware of the restrictions, covenants, and rules and regulations of the condominium and association.
