*Rules & Regulations
The following Rules & Regulations are in addition to rules, regulations, and restrictions found in the condominium documents, state statute, administrative code, city, county and federal law.
27. The association and staff are not responsible for towels, chairs, or other personal items left on the pool deck, in the laundry room, or with the deck attendants.
28. Maximum persons in pool at any one time:
29. Playing music anywhere on the pool deck after 10:00PM is prohibited unless the music is being
played through headphones or earphones only.
RESTAURANT
1. Unit owners, lessees of record and their invited guests are prohibited from using the restaurant dining room as a pass through to or from the pool deck. The restaurant dining room is for the exclusive use of restaurant customers. Unit owners, lessees of record and their invited guests must enter and exit the pool deck area through the main lobby sliding glass doors unless ordering food or beverages as a customer inside the restaurant. SOCIAL HALL
1. This room may be used for meetings, parties, movies, and other social gathering approved by the board of directors and/or management.
2. Smoking is not permitted in the Social Hall.
3. This room may be reserved in the management office by unit owners, lessees of record, the Social
Club, the Board of Directors, and on limited occasions, the restaurant. This room may not be
reserved on behalf of third parties or for catering of parties for profit.
4. There is a fee of $100.00 and a required security deposit of $250.00 for private functions. This fee
includes set-up and breakdown of existing tables and chairs, emptying of trash receptacles after the function, and vacuuming the carpet. Each party reserving the Social Hall is responsible for all additional set-up and clean-up of the Social Hall and kitchen. The Social Hall and kitchen must be cleaned at the end of each function.
5. Alterations and/or decorations for a private function must be temporary and must not permanently alter, mark, or damage the furnishings or equipment in the Social Hall or kitchen.
6. The party reserving the room is responsible for the cost of any repairs or additional cleaning that might be necessary after the function. These costs will be deducted from the $250.00 security deposit.
7. Use of the Social Hall for private events includes use of the existing tables and chairs, the kitchen facilities, and use of the piano if approved by management.
8. The doors to the main lobby corridor and pool deck must remain closed during functions unless otherwise approved in writing by management.
9. Since many private functions are scheduled at night or on weekends when maintenance and housekeeping staff are not available, the association and management are not responsible for weather related and/or mechanical problems that might occur before or during a private function.
10. The party reserving the Social Hall is responsible for verifying the proper working condition of the equipment in the Social Hall and kitchen, and assumes full risk in the event of a weather related and/or mechanical failure.
11 All private functions in the Social Hall must end no later than midnight with the exception of New Year’s Eve parties which must end no later than 2:00AM.
11. Tables, chairs, equipment, or supplies may not be removed from the Social Hall or kitchen without written authorization from management.
STAIRCASES
1. Each building has two (2) staircases. They are located adjacent to the exit signs on each floor. Both staircases may be used to exit the building or move from floor to floor. Residents are urged to familiarize themselves with the location of each staircase. In the event of a fire, residents who are unable to walk down the stairs are urged to wait on any of the starcase landings for assistance.
2. Storage of any type of material is prohibited in staircases. Items left in staircases will be considered abandoned and disposed of without further notice.
3. Smoking is not permitted in staircases.
