A. COMPETITVE BID NOTES:
Most owners are familiar with this delivery method in which each stage
follows the others in a linear progression with no overlap. After securing the
services of an architect, who reports directly to the owner, plans and
specifications will be drafted, and then contractors will bid for the project.
The lowest responsive, responsible bidder is typically awarded the project,
which progresses exactly as designed.
Advantages
Lowest price possible
Scopes and stages are rigidly defined
Because the design team and contractor both report to the owner, the
owner has a greater degree of control over the process
Disadvantages
No design phase assistance from the contractor
Longer schedule duration than other methods
Price not established until bidding is complete
Lack of flexibility for change
A redesign is required if the bids exceed the budget
Cost estimates can change during the design process
Bottom Line
The competitive bid delivery method can be used for new construction
projects that are not cost or schedule sensitive nor subject to change.
