15) Sale of Property
In the event of the Landlord selling the Property whilst in the Management Package, the
Landlord will be liable to pay to the Agency the remainder of Management Fees for the
term. Minimum fee of £150 applies.
The landlord also agrees that the Agency will be listed at as either the ‘Exclusive’ or
‘Joint’ Selling Agent for the property – this must be communicated with any other selling
agents involved.
16) Insurance
The Landlord shall be responsible for the Property being adequately insured and that
the insurance policy covers the situation where the Property is let, whether furnished or
unfurnished.
The Agency will communicate with any tenants the recommendation for them to take
out their own Contents Insurance.
17) Rent Guarantee & Legal Protection
The Agency shall not be held responsible for any unpaid rent by the Tenant(s).
However, the Agent will endeavour to collect all rental monies for managed properties.
The standard guidance for any late rent payments is as follows
Rent Payment Date Contact made with Tenant via telephone or
If not payment received by 4pm email. If no response letter/email sent.
Contact made with Tenant via telephone or
1 Day after Rent Payment Date email. If no response letter/email sent with
written warning.
Letter informing of intent to issue Notice to
3 Days after Rent Payment Date Quit for Tenancy if no payment received

18) Legal Proceedings
Any delays of payment or other defaults will be acted on by the Agency in the first
instance. Where the Agency has been unsuccessful in these initial actions, or there are
significant rent arrears or breaches of the tenancy agreement, the Landlord will be
advised accordingly.
