19)  Housing Benefit

        The Agency will ensure that the relevant documentation is provided to the local NIHE
        office to ensure timely processing of any Housing Benefit. The Agency also agrees to
        ensuring that Housing Benefit is monitored and that all necessary steps are taken to

        ensure a Tenants affordability with the property is not overlooked. All Housing Benefit
        payments must be paid directly to the Agency/Landlord.

        20)  Key Holding


        The Agency will require a set of keys which will be securely held by the Agency and
        made available to carefully vetted contractors when required. However, the Agency will
        grant all keys to the Tenant at Handover.
        The Landlord is advised to ensure that they are in ownership of a set of all keys to the

        property as the Agency do not hold any copies of keys in the office.

        21)  Data Protection

        All information concerning Landlords or Tenants details are confidential, and the

        information will be held by the Agency strictly in accordance with the provisions of the
        Data Protection Act and any amendments thereto.

        22)  Variation

        Mid Ulster Letting and Sales may alter or amend these Terms and Conditions at any

        time by way of one month’s written notice. They will be binding on all Clients at the time
        of notification.

        23)  Initial Fee Payment


        All fees become payble once a tenant has been found for the property. In both Tenant
        Find Service – Let Only and the Property Management Service all fees will be deducted
        from the rent before the remainder of the balance is transferred to you. You will be
        provided with a copy of all the documentation relating to the Tenancy and Cover Sheet
        outlining all monies.


        24)  Finalising your Agreement

        The terms of the Agreement set out in this document will constitute a binding legal
        contract. If you are unsure of your obligations under this Agreement, then you are

        advised to seek independent legal advice before signing.

        Please complete and sign where indicated thereby accepting these terms, and return to
        MULS (NI) Ltd retaining a copy for your records.
