THE EXIT INSPECTION





                                                    The purpose of the exit inspection is to determine if
                                                    the tenant caused any damage to the property
                                                    during their lease period.


                                                    As mentioned in the entry inspection section, it is a
                                                    very good idea to record the state of the property at
                                                    exit, on the same sheet as was used when doing the
                                                    entry inspection.  This makes it very easy to
                                                    immediately compare and identify items that have

                                                    been damaged by the tenant.






       The landlord should take the approach during the exit inspection, that you are simply noting
       the condition of the property at the time of the exit.  There should in fact not be too much
       discussion or argument at this time.  Either the stove is clean or dirty.  The carpets are clean or
       not. That window has a crack or it does not. That light bulb is working or not.  The walls have
       press-stick stains or they don’t…..






       Once the exit inspection has been done, the tenant and
       landlord should both sign the document again and the
       landlord must then compare the entry to the exit and
       make another list of defects. Items damaged as a result
       of fair wear and tear are for the landlord’s account. Fair
       wear and tear is the damage to an item over time due to
       the normal or ordinary use of that item, or the normal

       exposure to the elements or nature.




       As a rule, the tenant is responsible for any items that
       need to be cleaned or that have been damaged (not as a
       result of normal use) either deliberately, accidentally or
       negligently.

       Be fair and reasonable when determining what is
       normal use and fair wear and tear.
