Tenant Placement Services - our RENTAL AGENTS will do the following:
Visit the property to take photos
List your property on the major Property sites and Portals
View the property with prospective tenants
Do a full TPN and other credit checks, fully screen prospective tenant
Follow a stringent tenant application process
Co-ordinate the signing of our fully compliant lease
Collect the deposit and first months rental
Facilitate the key handover
Do an entry and exit inspections on move in and exit
Rental Management Service – What we do for you:
Handle all correspondence with the tenant
Liaise directly with the Body Corporate & Managing Agents
Invoice tenants monthly for rental/utilities
Send a detailed monthly statement to the landlord
Collect monthly rental/utilities
Deal with problematic tenants as required, keep the landlord informed of any issues
Manage and follow up on late payments and tenant arrears
Pay utilities, levies, accounts as required by the landlord from rent received
Follow the correct legal process for defaulting tenants
Assistance/advice with regards to Legal Processes and Evictions
Discounted rates to our clients from our preferred Property Specialist Attorneys, if required.
Maintenance Coordination Service:
Deal with maintenance queries raised by tenants
Full administration of repairs and maintenance
Determining tenant liability for maintenance as per the lease
Payment of authorized maintenance/repairs on the owners' behalf
Attend to emergency and after hours maintenance, 24 hour maintenance number
Access to professional and reliable contractors
Dealing with Body Corporate and insurance claims as required.
Manage exit inspection snag list and repair damage caused by tenants by applying the
deposit as required
