Water Storage Tank
I am very surprised that such an urgent communica;on comes on Friday night at almost 10.30pm and is followed again by a further request of addi;onal funds. How recent is the inspec;on you make reference to? Was it done Friday night? Before funding such a big con;ngency I think you should provide all Lessees with III party wrigen reports that describe the status of the water storage tank and also the quotes you have gathered to resolve that. Un;l this is provided it will be difficult to take any ac;on from our side. Can you please provide those documents as soon as possible?
Also how have you instructed the surveyor originally? This is clearly a priority mager and I am surprised this has come up only now instead of as part of the original scope
Safety and security
Everyone seems very concerned about safety in the building for electricity. Fixing and properly tes;ng the electricity and telephone lines should have been the first thing to do by a professional management. There is a serious risk here that we do some pain;ng works missing basic safety checks on the electricity side. You men;oned some urgent works on this front. What's the result? You never came back with any cer;fica;on
Our windows
Without boring everyone else, I think it would be beneficial to lay out some facts following your unnecessary offensive commentary about our windows. It is true that we have contacted A R Lawrence a couple of days ago as anybody else could have done irrespec;ve of what you are doing. This was following your request of addi;onal funds for the external repairs to the windows. We have a broken glass in the kitchen windows, which can be easily replaced now that the scaffolding is erected and this is not covered by the refurbishment works. As part of that, we also requested for a quote to refurbish the internal side of the windows, since A R Lawrence is doing the refurbishment works, and is therefore the most efficient op;on. What is wrong with that?
We have just seen the exact same process for the building where we currently live where a professional management who organised the works arranged for a full refurbishment of both internal and external windows. Since you were not doing this, but only proposed to replace en;rely the windows we had to arrange it ourselves. Why is that relevant to your dealings at all?
Managing funds
I am puzzled by your latest statement (e-mail dated 21 September 2014) “The monies saved have been used to pay the Insurance premium as agached no;fica;on evidences.”
The payment of the insurance premium is an ongoing, ordinary, predictable cost. How come we paid it with some unclear, unexpected savings from the works? Wasn’t it planned in the original budget that we were going to pay for the building insurance (excluding any extra funding)? You said before savings were used for extra works (namely the liL and probably something else), why are you now saying that those same savings were used for the insurance premium? What if no savings had been made? We wouldn't have a building insurance but yes a brand new TV aerial of your choice and a golden liL? I think this is a further example of the fact Management is overcharging us with a management fee in excess of £4,000 totally unjus;fied by the service received, with no transparency and exposing us to unnecessary risks by the way you manage our money.
