I repeat - the last Periodic Inspection Report for an Electrical Installation (BS 7671: 2001) ref: ECA (Electrical Contractors' Association) No. 168054 was carried out via KFH on 5th February 2008. All recommendations were attended to as a perusal of the last 5 years audited accounts will attest in detail as to costs - so suggest you do what I have to do and refer back to your copies - and NO.... I will not find them for you.
It was common practice by both our previous Agents, Haywards and KFH, to maintain certain schedules, such as electrical testing etc, fire assessments works etc to be done at an appropriately beneficial and convenient time - namely during major working schedules such as Internals/Externals etc - that is how KFH continued to do it and that's how Mitre House Management Limited are continuing to do it - and you can bet your life that's how Gary (Best Gapp) would do it. Do you really expect we live-in residents want workmen crawling all over the place, 24/7 fixing every ruddy little thing. Try it at your home to appreciate exactly how inane are your suggestions, including those made regarding the Fire Assessment - obviously, any assessment, be that a look around your home for bugs or inadequacies, lists every conceivable item to cover the Assessors report - suggest you get one around to your home to find out that a plant is slightly overlapping the rear escape garden path, or a small window pane in the kitchen is not fire resistant, or indeed the bathroom door does not have a self closer etc etc - in other words, they list every conceivable item, as would the Police or Fire Brigade if they too attended your home - the stair carpet is loose, the back window is paint jammed, there's inadequate room up the chimney for the dog... .... in our case, it's to put up Signs in 5 ruddy languages, remove the junk mail box in the hall in case some idiot might trip over it and remove two leaves from a plant that's overhanging one redundant fire extinguisher.
All and anything serious, such as Emergency Lighting etc will be done when the Internals are done - OK? Including an Electrical Test & Inspection Report to BS 7671:2001 standards - there is no reason whatsoever to do it today and again once the new lights and electric points etc go in during the internals, which I do agree, under your stewardship could be never in which case, let me 100% assure you and everybody else, I will do an Electrical Test & Inspection Report to BS 7671:2001 on the anniversary of President Kennedy's assassination on November 22nd without fail - thinking obviously that they assassinated the wrong ruddy person!
Please Michele - no more as you're driving me to drink. Lead a rebellion, and start doing this all yourself via an LVT application - please, I'll even contribute to costs! Paul
