HINTS& TIPS
RECYCLING AND GARBAGE
Unless otherwise stated on your key packet, garbage and recycling containers will be rolled out to the street for you the day before pickup and rolled back to your vacation home after collection. Guests located on the soundside of Emerald Drive and Coast Guard Road will have trash collected on Tuesdays and Thursdays. Guests located on the oceanside of Emerald Drive and Coast Guard Road, including The Point, will have trash collected Mondays and Fridays. Off-season will be rolled as needed. Recyclables will be collected throughout the entire town each Wednesday. Condo guests, please use the on-site collection areas for garbage and recyclables located in clearly marked dumpster areas. For Indian Beach guests, garbage pickup is on Thursday or Friday. For Pine Knoll Shores guests, garbage pickup is on Monday and recyclables every other Monday. For Atlantic Beach guests, garbage is picked up on Monday and Thursday.
MAINTENANCE DEPARTMENT
Emerald Isle Realty has our own excellent, in-house Maintenance Department, and throughout the year we schedule maintenance and repairs on a priority basis. Repairs are occasionally necessary as appliances and air conditioners can fail at inconvenient times. Before reporting appliance or air conditioner problems, check for obvious reasons of failure. If you have a maintenance concern, you may call our office at 252-354-2690. We cannot guarantee swimming pools, air conditioners, appliances, home theatre systems, TVs, DVDs, Internet access or cable, but we do guarantee all repairs will be made as soon as possible. We are unable to give refunds due to their failure. Our number one goal is for you and your family to have a peaceful, relaxing vacation, so every problem–big or small–will be taken seriously by our maintenance staff.
REFRIGERATOR
Automatic-defrosting refrigerators will not work properly when turned to maximum cool. Keep dials set midway in both refrigerator and freezer compartments. NOTE: allow refrigerator ample recovery time (12-24 hours) after placing food in refrigerator on check-in day before reporting a refrigerator
 problem. Icemakers in refrigerators can’t make ice if the refrigerator/freezer door is opened too often. We are unable to give refunds due to failed appliances.
AIR CONDITIONER
Often with air conditioners, the cause of failure is a tripped breaker. Before reporting trouble, we’d greatly appreciate if you would check the breakers located in the main inside breaker panel. The most many air conditioners are able to perform in our humidity is at a 15-degree differential between the exterior and interior temperature. Therefore, on a 95-degree July day, the air conditioner will be operating at full capacity if your interior temperature reads 80 degrees. Lowering the thermostat to 70 degrees WILL NOT lower the interior temperature to 70 degrees, but it may cause the unit to “ice up” and malfunction. Please keep all windows and doors closed for maximum energy efficiency. If possible, close blinds or drapes during the heat of the day to keep the solar energy outside! Remember, if you have just checked in, you may have been opening and closing the entry doors while unloading the car, and the departing family did the same a few hours earlier! Please give the home overnight to cool down before calling us.
SWIMMING POOLS
If your property offers a swimming pool we ask that you please keep the water level over the skimmer at all times. This will help keep the pool functioning properly. Your vacation home should have a water hose close by to use for refilling the pool. Please be sure that everyone showers off any sand, lotion, or sunscreen before getting into the pool.
GATED NEIGHBORHOOD
For instructions on opening the gate for visitors, please refer to your key packet. If your condo or cottage has a security gate with a telephone and unit directory (sometimes accessed by a gate card), your guests may call you in your condo using the code posted at the gate.
OUTDOOR GRILLING
North Carolina law prohibits grilling on the decks and balconies of condominiums. Many of the condominiums provide grilling areas on the grounds. Town ordinances ban grilling on any wooden structure attached to the house including decks, porches and walkways. It is strongly recommended that any grilling at cottages and duplexes be done as far from the building as possible in a well-ventilated area. Our strong prevailing winds can make grilling anywhere somewhat risky.
