•  Wood joists shall be cantilevered at front and sides as shown. Layout and sizing of structural components, including
               decking, and construction of foundations and connections, shall be contractor-designed in accordance with applicable
               building codes. Wood joists shall be preservative treated and may be left to weather naturally.
            •  Deck boards may be preservative treated wood or composite material. If the decking is preservative treated wood, it
               may be left to weather naturally.

        Note: Substructure below-deck joists and fascia shall consist of preservative treated columns on foundations and wood trim.
        The surface-applied wood trim shall be constructed from smooth sawn 2x paint grade cedar, similar to deck fascia. Finish of
        preservative treated and cedar trim shall be paint or solid stain to match the color of the brick walls to which the deck is
        attached.

        SIZE:

            •  Size of cantilever at all three sides shall be a maximum 1'6", as shown in submitted design sketches.
            •  Overall width (side-to-side) of deck shall not extend completely across the rear elevation. Overall width shall be
               determined on a case-by-case basis.
            •  Overall depth (front-to-back) of the deck shall be appropriate for the location of the residence in relation to its
               neighbors, but in no case shall exceed 7'0".

        OTHER:

        Enlarged upper decks may be constructed at homes other than the one illustrated on the attached sketches. The residence used
        for the design sketches is a typical "skinny" model with a rear elevation having 3-panel (9' wide) slider openings. The deck
        design and details shown shall be applied to residences of differing widths and/or having rear elevations with different
        openings and shall meet all the criteria of this guideline.




                                                          Stairs

               •   For decks 18 inches or less from grade, stairs may be wood or composite to match deck or alternate materials
                   from the patio material palette.
               •   For decks 18 inches or more above grade, stairs shall be wood or composite to match deck.
               •   If space is restricted, spiral metal stairs to match cluster standard, painted black or matching approved house trim
                   color, are an alternative.
