       HomeStyle - Style it How You Want

       For eligible properties, HomeStyle allows you to buy a home in need of repair or refinance an
       existing home and include funds needed for repairs. In the end, you have your fully improved
       property and only one mortgage! The house must be appraised in its improved state. Plans
       for desired repairs or improvements must be included.

       FHA 203K - For Your Renovation Needs

       FHA 203K is a single loan offered to cover the price of the home and/or refinance the cost of
       renovation for your existing home. There are two options: Standard covers structural repairs
       (greater than $35,000); Streamlined covers non-structural (less than $35,000) repairs.

       Conventional - Taking it Back to the Basics
       A conventional loan is simply a mortgage that is not FHA, VA or USDA. Conventional loans
       typically have higher down payment and credit-score requirements than government insured
       or guaranteed loans. Fixed- or adjustable-rate options are available, and you are able to
       select from a variety of term options to influence your monthly payment.

       VA Loan - In Honor of Your Service
       This loan offers financing to veterans, active duty service members or spouses of service
       members killed in the line of duty. The biggest advantage to a VA mortgage is that no down
       payment is an option. If you already have a VA mortgage, a ìstreamlinedî refinance option
       may be available to you, and you wonít need a new appraisal!

       FHA (Federal Housing Administration) Loan - For Any Homeowner
       First-time home buyers love this loan option not only for its low down payments but for its
       low closing costs, as well. Down payments can be covered as a gift. Compared to other
       financing opportunities, an FHA loan welcomes a larger audience with its easier-to-qualify
       credit requirements.
