Tharpe Engineering Group was the Structural Engineer of Record for this project, providing all structural design, construc on documents, and construc on administra on services. Eight residen al buildings were constructed of panelized wood framing over post-tensioned concrete podium slabs. Poor soil condi ons required the buildings to be supported on deep founda ons, which consisted of augered cast-in-place concrete piles extending 55’-70’ deep and suppor ng structural slabs at the ground level.
All ground oor elements were designed to resist hydrosta c and wave impact loads to meet dry, ood-proof construc on requirements. The parking garage and tness center were constructed of structural precast concrete and are also supported on pile founda ons. In total, the development holds 2,032 beds, a 725 space parking deck, a 10,000 square foot tness center, pool, and clubhouse.
