Maintaining Our Investments
The Long-Range Facilities Planning Committee also formed the Maintenance and
Renovation Subcommittees to review needs of existing CCSD facilities. Feedback
was collected from principals and CCSD maintenance staff. Yon Tanner Architects
was hired to tour all facilities and compile a list of maintenance, repairs, and replace-
ment needs. The subcommittee discussed priorities and the timing of these potential
projects and worked with staff to narrow the extensive list of recommended architec-
tural, electrical, mechanical, and plumbing projects to those listed in this report.
Renovations are most often necessary due to:
⊲ Age of a facility
⊲ High levels of use
⊲ Equipment that has exceeded its useful life
⊲ Changing landscape of classroom instruction (technology, inclusionary practices,
comprehensive programming options)
Recommended Major Maintenance Expenses
Asphalt/Concrete $ 1,930,800
Age and weather are factors that break down parking lots, curbing, sidewalks, and
entryways over time. These surfaces need to be replaced for pedestrian and vehicle
safety.
Doors/Hardware/Keying $ 1,339,000
Cherry Creek has an estimated 30,000 doors, of which 6,200 are fire-rated. All stu-
dents, staff, and visitors utilize these doors and hardware daily resulting in fatigue of
components. Cherry Creek also needs to replace outdated hardware and key sys-
tems that do not meet current recommended maintenance standards, and parts are
no longer readily available.
Glazing $ 750,000
Due to age and weathering of the glazing system components, windows are show-
ing signs of distress and are leaking. Additionally, Cherry Creek needs to replace the
older operable windows and single-pane systems as they contribute to energy loss
and are inefficient.
Carpet/Flooring $ 1,790,000
Due to age and condition of flooring, areas within schools and facilities require new
carpeting and/or tiling for aesthetics and safety.
Mechanical/Electrical/Plumbing $48,329,198
Some of our mechanical, electrical, and plumbing equipment has deteriorated due to
age. Additionally, some of our equipment has been repaired to a point where it will no
longer pass safety inspections and needs to be replaced.
