Approach to the Project
The Perry Company will lead the Design Team throughout the Design phase of the project. This portion of the project will be led by, John Hermes and will actively include the principals of the Architecture and Engineering firms. Our Design/Build team has successfully constructed several million square feet of commercial office and light industrial space utilizing the Design/Build method.
During the Design Phase, Edge Architecture will begin the design features of the building and will develop the list of needs, or “program”. After the design development drawings are completed, and the overall intent is agreed to, the engineers will be released to begin designing the Structural, Mechanical, Plumbing, and Electrical systems.
The Design Team is proposing a Tilt-Wall structure utilizing a steel bar joist system and deck roof assembly to maximize hurricane resistance. All windows will be impact resistant, as requested by Tax Collector and their desire to work from “hardened” facilities.
During all phases of the Design, John Hermes will develop with input from the subcontractor community, construction cost estimates to help the Tax Collectors office keep the project on schedule and within budget.
Once the project is in the permitting phase, John Hermes will manage construction of the project, with the field superintendent, Rob Swezey. Your project manager and superintendent will have a combined 40 plus years experience in commercial construction. At this point in the project, the complete set of construction documents will be distributed to various subcontractors in each trade, and final construction costs will be determined.
Upon completion of permitting, the project will be completely bought out and all subcontractors selected. By proceeding via this method, absolutely no time will be lost as compared to the traditional plans/specs bidding process. As soon as a permit is in hand, we will be on-site and construction will commence.
The construction phase of the project will proceed in a similar fashion as other construction projects. Having worked with the Tax Collectors Office before, our team members are very comfortable with the various requirements that will come into play. As part of this process, The Perry Company will have weekly construction progress meetings with the representatives of the Tax Collectors office. The Architects and Design Consultants will attend these meetings on an as-needed basis to help resolve any issues that may arise.
