provide planting that responds to the local context and softens the edge of the development. This will
provide a substantial but simple, informal edge to the development with no fencing proposed.
7. The buildings will also be drawn back from the boundary further to the south, allowing for a clear, well-
planted landscape buffer here. In addition, the number of units in this location has been reduced (from 4
to 1) to maintain views through the site. Together with the alignment of the proposed dwelling here, this
will create an informal and permeable edge to the development.
8. The proposals therefore clearly respond to the rural setting of the listed building and provide appropriate
planting and a landscaped buffer which reflects the local context. There will be some alterations to the
limited, partial views permitted of the listed building from within the site. However, as discussed at
paragraph 4.2 of the Built Heritage Statement these are very limited in nature and their alteration will not
alter the architectural interest of the listed building.
Conclusion
9. The revised proposals will have a lesser impact on the setting and significance of Ellen’s Place than the
originally submitted proposals. They will have a minor impact on the wider, rural setting of the listed
building and result in a very limited level of less than substantial harm to its significance, which is
outweighed by the wider public benefits associated with the proposed development.
