General Notes


            ➢  Executed build contract, deposit, and building permit required before work begins.
            ➢  TKG to begin project after conducting an official kickoff meeting with clients.
            ➢  Estimated Job Length approximately 26-28 weeks from the start of construction.
               o  Subject to weather, material delays, special order and custom fabrication delays, govern-
                   ment processes, etc.
            ➢  Any/all references to “architectural plans” are referring to the plans emailed on 7/19/19 by 906
               Studio Architects.
            ➢  Any/all references to “structural plans” are referring to the plans emailed on 7/18/19 by CSA
               Structures.
            ➢  BuilderTrend is the official project management software platform of TKG. Homeowners are
               invited to engage the project online through this system.

               Project Preparation


               PLANNING
            ➢  Local building permit fees are included.
            ➢  This scope of work does not include any costs associated with additional engineering, surveying
               or any other service fees required by other outside entities (e.g. local municipality, utility com-
               panies, etc.)
            ➢  Pursuant to the homeowner’s request, this scope of work excludes ALL engineering fees and
               ALL costs associated with the ramifications of an engineer’s recommendations related to the
               attic space / future bonus room area. More details in the section named, Framing.

               MOBILIZATION
            ➢  Construction waste services are included in this scope of work.
            ➢  As a courtesy to all workers, a portable toilet will be placed on site.  This service is included in
               this scope of work.
            ➢  TKG shall utilize all existing driveway surfaces as parking area and/or material storage area.
            ➢  Grass areas impacted by construction will be seeded and covered with straw at the end of the
               project.

               JOB SITE
            ➢  All utilities at 215 Franklin Road will remain in the homeowner’s name throughout the project.
            ➢  This scope of work includes removing small plant life necessary for construction to be per-
               formed.
            ➢  No tree removal or necessary trimming anywhere on the property is included.
            ➢  No site grading or general excavation is included.

               SURFACE PROTECTION
            ➢  TKG shall provide necessary protection for surfaces or areas that shall remain in the home.
