o Given the location of structural framing and window location, this could prove to be diffi-
cult. TKG reserves the right to create a necessary chase(s) in order to route duct work to the
exterior.
➢ The garage apartment water supply and drain lines shall be routed through underground piping
beneath the breezeway slab foundation.
➢ This scope of work anticipates supplying ventilation for the breezeway through the face of the
steps (down from the family room).

PLUMBING
➢ Install all plumbing fixtures in accordance with the architectural plans with the following excep-
tions:
o For the two bathrooms above the family room (marked as Keira & Zane’s rooms), the home-
owner has agreed to swap the toilet and sink locations in both bathrooms.

o This fixture location change will address the difficulty in routing 2 floor drain lines through a
st
nearby 1 floor wall and through to the existing crawlspace.
o TKG will work to conceal these drain lines in a Family Room ceiling design. More details in the
section named Millwork.
➢ Master bath shower includes one 12KW 240V steam generator. The steam generator unit must
be field located according to the size of the selection, optimum efficiency, structural framing
clearances, etc.
➢ This scope of work assumes that the existing water softener shall remain, servicing the main
house.
➢ This scope of work assumes that the existing tankless water heater shall remain, servicing the
main house.
➢ A 19 gallon under the counter, electric water heater shall be installed to service the garage
apartment. (A. O. Smith Signature 6-year limited 1500-Watt single element point of use water
Heater or similar.)
➢ Reinstall existing laundry farm sink with faucet in the new laundry room.
➢ Homeowner to install bidet seat at the master toilet. TKG to provide electricity. Homeowner to
communicate seat specifications and technical data to TKG project manager before electrical
rough-in phase.
➢ Plumbing supply and drain lines will be concealed in the stud walls and floor system where pos-
sible. Other supply lines will penetrate the floor and extend through base cabinetry where
needed particularly on exterior walls.
➢ Plumbing supply lines shall be installed using PEX tubing. Plumbing drain lines shall be installed
using schedule 40 PVC piping.
➢ Replacing or upsizing the existing main water supply line from the meter to the house is not in-
cluded.
➢ No work related to the existing sewer service line from the main to the house is included.
➢ All plumbing fixtures (and all parts related to the steam shower installation) shall be handled as
an allowance item and all final selections shall be approved by the homeowner in BuilderTrend.

ELECTRICAL
➢ All electrical work shall be done in accordance with the architectural plans.
