➢  At the existing study, missing shelving at the right of the fireplace shall be rebuilt. New shelving
               will match existing shelving as closely as possible. There will be some variation from new to old.
            ➢  All children’s closets and hallway closets to be (1) shelf with hanging rod. Materials include
               paint-grade shelf and solid wood face frame.
            ➢  Both master closets shall have double shelves with hanging rods. Materials include paint-grade
               shelf and solid wood face frames. Additional shelving/organizers shall be handled as a change
               order to the contract.

               INTERIOR DOORS
            ➢  Downstairs new interior doors shall be paint-grade, solid core wood doors with a 5-panel pro-
               file, similar to the existing doors. The modern-day 5-panel will not match existing doors exactly.
            ➢  New upstairs interior doors shall be paint-grade, solid core (Masonite or similar) doors with a
               cost-efficient stock profile.
            ➢  All interior doors shall be handled as an allowance item and all final selections shall be ap-
               proved by the homeowner in BuilderTrend.

               FLOORING

            ➢  Supply and install new 3 ¼” #2 common white oak hardwoods for the 1  floor (kitchen, pantry,

               family room, and stair hall) & the entire 2  floor (excluding the attic bonus room and all bath-
               room floors).
            ➢  Main stairs shall have 5/4” solid oak treads and risers.
            ➢  All oak floor areas will be sanded and finished naturally with two coats of polyurethane.
            ➢  The exact stain color TBD. To achieve some dark wood finishes, several extra steps must be co-
               ordinated. If darker finishes are desired, please notify the Design Coordinator and Project Man-
               ager as early as possible in the construction process.
            ➢  Existing heart pine floors in the study, living room, dining room, master bedroom and hall shall
               remain. These floors shall be sanded and finished with three coats of polyurethane.
            ➢  This scope of work does not include repair or replacement of existing subfloor decking or struc-
               ture due to rot, termite damage, or other unforeseen inadequacy.
            ➢  For the main hall at the transition to the family room, homeowner has agreed to manage a
               “faux finish rug transition.” This item is excluded from this scope of work. Homeowner must
               coordinate this work scheduling with TKG project manager.
            ➢  Install pad and carpet in the attic bonus room including the small stairs leading to the bonus
               room.
            ➢  All carpet (materials and installation) shall be handled as an allowance item and all final selec-
               tions shall be approved by the homeowner in BuilderTrend.

               CABINETRY
            ➢  Supply and install custom cabinetry in the kitchen, butler’s pantry, master bath, and (4) upstairs
               baths. No custom cabinetry is included for the garage apartment kitchenette.
            ➢  Garage apartment bath shall receive (1) pre-selected cabinetry kit.
            ➢  Three-dimensional shop drawings for all custom cabinetry shall be submitted to and approved
               by the homeowners prior to cabinet construction.
