➢ This scope of work includes a service upgrade to a 400-amp service.
➢ This scope of work anticipates that a state code official will require that the overhead service
must be raised or moved in order to adequately clear proposed roofline.
o TKG proposes to move the service entrance to the outside wall of the laundry room.
o Associated potential fees for this work have been assigned an allowance value. Once an en-
gineer from the electrical service provider has been assigned, TKG can communicate the
total fees to homeowner for approval in BuildTrend.
➢ The exact location for the main house interior electrical panel is to be determined. It may be
necessary to locate a junction box in the upstairs hallway.
➢ All switch and lighting layout for new areas must be approved by the homeowner in a “pre-dry-
wall walk-through” with the project manager. Deviations from the proposed electrical plan may
change (+/-) the cost of the total project. Changes may be handled through a written change
order process.
➢ Attic bonus room lighting is not specified in the electrical drawings. This scope of work includes
8 each LED can lights. If additional lighting is desired, a written change order shall be submitted
to the homeowner for approval.
➢ This scope of work assumes that the existing wiring in the garage (subpanel and all) is sufficient
to pass code requirements/inspection. Additional costs (if any) to bring existing garage wiring
up to code requirements shall be handled as a change order to the contract.
➢ In certain locations, the homeowner wishes to provide specialty/antique lighting fixtures. Until
these are provided, the cost to install is unknown. Therefore, this scope of work includes an al-
lowance for all specialty/antique installation.
o To avoid delays, homeowner must provide specialty fixtures prior to the electrical trim-out
phase.
o Once all specialty fixtures are on hand, an estimate for installation can be provided and ap-
proved through BuilderTrend.
➢ All electrical fixtures shall be handled as an allowance item and all final selections shall be ap-
proved by the homeowner in BuilderTrend.
GUTTERS
➢ Install gutters and necessary downspouts for the addition and breezeway.
o Match existing gutter and downspout style as closely as possible.
o Homeowner to choose a factory finish color (with warranty) for all new gutters and down-
spouts. Existing gutters and downspouts can be painted to match this factory finish color. If
no factory finish color option is suitable, custom painting the new gutters and downspouts
will be handled as a change order to the build contract.

ROOFING
➢ Install new standing seam and asphalt shingle roofing according to the architectural drawings.
➢ Whole house re-roof, as originally planned, has been deleted from the scope of work.
