➢ All custom cabinetry (& garage bath cabinetry kit) shall be handled as an allowance item and all
final selections shall be approved by the homeowner in BuilderTrend.
COUNTERTOPS
➢ Supply and install solid surface countertops for the following areas: kitchen perimeter, kitchen
island, master bathroom vanities (2), master shower bench (top only), all kids’ bath tops.
➢ The butler cabinet shall receive a butcher block style countertop.
➢ The master bath tub (undermount style) area and shower curb shall be solid surface material.
➢ Where a tile backsplash is not scheduled, a standard three-inch backsplash of the same material
shall be installed.
➢ All final countertop pricing shall be based on actual field dimensions. Final pricing will also in-
clude all top cut-outs, taxes, delivery, and installation charges.
➢ All countertops (material, fabrication, and installation) shall be handled as an allowance item
and all final selections shall be approved by the homeowner in BuilderTrend.
TILE
➢ Butler pantry floor.
➢ Breezeway floor.
➢ Master bathroom:
o Floor (herringbone pattern)
o Steam shower ceiling, floors, and walls including 1 wall niche with two shelves; niche to be
field located. Shower room to have 1 wall-to-wall bench.
➢ Kitchen:
o Backsplash above all perimeter countertops. Includes recessed shelf above the range with
specialty tile inlay.
➢ Laundry room floor.
➢ All (4) upstairs bathroom floors and tub/shower walls including one small niche for each shower
– location TBD.
➢ Garage apartment – acrylic shower base, two walls only with standard subway tile / brick pat-
tern.
➢ Note: This scope of work anticipates standard patterns such as brick joint and straight lay.
Other patterns/designs and specialty material could increase the cost of materials and/or instal-
lation.
➢ All tile materials shall be handled as an allowance item and all final selections shall be approved
by the homeowner in BuilderTrend.
PAINTING
➢ This scope of work includes a full-house re paint including walls, ceilings, doors, windows, and
trim.
➢ All unpainted and unprimed new construction materials will be primed prior to painting.
➢ Painting two coats of interior latex (Sherwin Williams ProMar 200 or similar) on all new con-
struction interior ceilings and walls.
