At your request, we conducted an inspection of the subject property on October
15, 2019 and October 16, 2019. We conducted this inspection to review the condition of
the building and to make recommendations on repairs and upgrades.
We made the following observations.

elements and conditions and does not purport to cover inaccessible areas or hidden
damages.
The "front," "rear," "left," and "right" designations in this report refer to the
property as you are facing it with your back to St. Charles Ave.
Infrared cameras detect heat. Any material that is wet (sheetrock, plaster, wood,
etc.) will be a slightly different temperature than the same material when it is dry. By
taking thousands of simultaneous temperature readings and arranging them in a visual
array, you can “see” differences in temperatures. These arrays allow you to see
differences in moisture contents of materials.
1. General Description and Background Information
The subject property is a multi-story, single-tenant commercial office building.
The structure of the subject of the property consists of load-bearing perimeter brick walls,
which support wood framing that is “let into pockets” in the perimeter walls. the brick
walls extend above the roof line to form parapets. The roof is a shed type roof (pithed to
the rear). Exterior wall surfaces are unpainted brick. The interior walls and ceilings are
painted plaster and painted sheetrock. The building appears to be about 80 to 100 years
old and was built using materials and techniques typical of that era.
