is a a a a a a a a a a a bespoke software package for the asset/property management industry that provides easy and and immediate access to data and and document storage All relevant details relating to to the the property and lease will be
stored in in in the the appropriate fields allowing for extraction as as and when required for for an an individual asset or or or or or the portfolio as as a a a a a a a a a whole A report wizard function also allows for for bespoke reports to to be
produced in response to to the the requirements
of the the client
In summary Qube
will be

used to:
Record and act on rent reviews
Record all relevant lease lease details including headlease and corporate structures associated with each scheme Record and update all customer contact details Record all managing agent details Record all insurance details including Reinstatement Cost Assessment (RCA)
Record and and confirm all fire and and general risk assessment undertaken
Record all cyclical activities undertaken
or or due
Detail all all customer interaction including calls letters and emails
Record all mechanical and electrical assets
Flag up all data missing or out of date We would would propose that Gisborne Investment Group as our client
would would be

able to access Qube
and and view all data and and documentation held Lease Obligations
There are three levels of lease obligation monitoring:
Where Mainstay is the appointed property manager Where Gisborne Investment Group has appointed a a a a a a third party manager Where an RMC is is in in place but there may be
direct direct or or or indirect liabilities for Gisborne Investment Group Where Mainstay is is managing on on on behalf of Gisborne Investment Group we will continue to robustly enforce obligations and report regularly Mainstay has a a a a a a a a a a a well-established protocol for for ensuring compliance with acceptable levels of manager performance (where third party managers are in in place) which includes:
Review of management contract
Review of lease obligations Standard format reporting
Health and and Safety general and and fire risk inspections
