Out of Hours Service and Security
Mainstay partners with Adiuvo to provide an out of hours service; Adiuvo specialise in Property Management and can be contacted on 0844 858 8360.
An out of hours emergency is:
Lifts being out of order.
Fire Alarm sounding or a Fire Alarm panel showing a fault.
Communal Front Door not locking.
Leak into the communal areas.
Loss of Electrical Supply to the communal areas. Loss of water.
Loss of hot water.
Items loose on the roof such as a panel.
Loss of communal lighting.
Roller shutter not working.
Spillage on the main stairs.
What happens if and the issue
cannot be resolved immediately?
Whenever Adiuvo receives a call from a resident, even if the call is not deemed to be communal or of an urgent nature, they will open a call log which is e-mailed to the Property Services Manager and the Property Services Advisor who will take action the next day where appropriate. In some instances a contractor has attended to an out of hours call but the repair required cannot be actioned immediately because parts are needed. In these cases Mainstay’s Head O ce will take over the responsibility of addressing the repairs directly with the contractor.
On site Security
The Security Guard works Friday / Saturday / Sunday - 8pm - 6am.

If you see anyone acting suspiciously then please contact the Security Guard. If you notice any suspicious behaviour outside of the Security Guards hours please contact the police 999 (emergency) or 101 (non-emergency.)
Reporting Noise and or
Anti-social behaviour
As well as contacting your Property Service Manager, it is imperative you contact Environmental Health who can also take action - they have authority to send letters, visit the o ending apartment, provide noise recording equipment as and when is necessary.

You can register a noise complaint by completing the online form.
You will be required to keep dates and times of all incidents. Mainstay will in turn issue a breach of Lease letter. If further incidents occur involving the same apartment Mainstay will then send a second breach of lease letter that will incur a charge that is applied to the leaseholder’s account. If problems continue, a third chargeable breach of lease letter will be issued and at this point Mainstay will refer the matter to JB Leitch Solicitors.
