Managed Let – Services Provided
Lake & Co shall:
Inspect the property
Conduct an open‐market assessment including, but not limited to, reviewing any floor plans,
particulars and pictures of the property
Advise the client on any reasonable pre‐management works to the property that would
maximise the rental value prior to marketing
Prepare the property for rental including dressing or de‐cluttering of the interior
Supply the client with a schedule of routine maintenance work required for the property
Organise all necessary certificates and checks for the property (for example: gas, portable
appliance testing, NICEIC electrical check, intruder alarms, carbon monoxide and fire alarms,
batteries etc.)
Open a client account enabling Lake & Co to hold a maintenance fund of £3,000. Any work required
to be carried out with a value of £1,000 or less will be done so at the discretion of the management.
All work will be checked to ensure it is required before it is carried out; this will include the
replacement of any household items. Prior consent will be sought for any work required with a value
of over £1,000 (or a higher value set by the client)
Oversee any minor works at the property prior to the tenant(s) moving in
Facilitate the instruction of the most suitable letting agent or agents (whom in Lake & Co’s opinion
is most suited to let the property)
Arrange professional cleaning prior to the tenant(s) moving in
Organise and maintain an accurate inventory for the property
Oversee and manage the changeover of tenants, both at the end and/or the beginning of a
tenancy
