ADDITIONAL MAINTENANCE RECOMMENDATIONS
These “tips” are included in our close out manual to assist in the maintenance of Willow
Park Estates in Prescott Lakes Community Association.
If there are any questions to any of the maintenance recommendations, please do not
hesitate to pick up the phone and contact JWC.
GENERAL MAINTENANCE
A well-structured maintenance program can add years to the life of your homes. These
“hints” are not meant to supersede any maintenance recommendations from material
suppliers or manufacturers but to be used in conjunction with those instructions.
Common sense will be your best defense in your battle against time and the harsh
elements. All problems have an origin that can be investigated and repaired. If a
condition of disrepair is caught early, it will be less expensive in the long run. Post
“Semi-Annual” and “Annual” inspections on the board’s calendar and assign at least
one person to review these recommendations prior to the inspections to refresh your
memory on the maintenance criteria. We recommend that at least two people do the
inspections as the more eyes, the better.
ROOFING
General:
We recommend the Board enter into a proactive roofing maintenance agreement with a
qualified roofing contractor. Typical activities to include:
1. Clean roofs free of debris and haul away.
2. Check tiles for cracks and breakage and replace/ repair as necessary.
3. Inspect and seal penetrations.
By performing these maintenance activities, the association can extend the useful life of
the roofs. This can save the association a great deal of money over time.
Your new tile roofs are covered under a ten-year labor and material warranty and a
twenty-year manufacturer’s warranty. With a good maintenance program, they will last
