for years to come. Due to the great potential for injury, trained professionals should only
inspect roofing tiles. Have a qualified individual inspect and make repairs as needed.
There will be additional tile breakage from time to time. Broken tiles do not mean that
there is a leak, as tile is only the first layer of protection. However, if broken tile is
noted, damage to the underlayment from ultra violet rays may soon follow.
Roofing tile changes over the years and it may be hard in the future to match your
existing tiles exactly. We recommend that an area be set aside to store some additional
tile for future repair and replacement.
STUCCO
During Semi-Annual Inspections, be aware of any breaches or cracking. All
penetrations through the stucco walls must be sealed with a bead of sealant. Warranty
recommends NP1 by Sonneborn. Whenever an electrical plate is removed, for example,
it must be reattached and then sealed with sealant.
General Instructions: cleaning coating
1. Start with the least aggressive method of cleaning first.
2. Soft bristled brushes or a sponge may be used depending on the texture of the
applied coating.
3. Protect all adjacent materials.
4. Always do a test area of a given solution mixture. Try to do the test in an
inconspicuous area to insure the solution is not too strong. Allow the test area to
completely dry before continuing, as wet areas may not show the slight color
variations caused by too strong a cleaning solution.
5. Always pre-wet the area to be cleaned. This prevents the cleaning solution from
damaging the finish and protects the area directly below from solution runoff.
6. Thoroughly rinse the area after cleaning.
7. Any area that has just been cleaned will appear to be a different color than the
surrounding finish. Clean the entire coated area to maintain uniformity.
8. If power washing is needed a low pressure (350-700 psi) power wash using cold
water is recommended. Frequent power washing or use of hot water should be
avoided as this could damage the integrity of the coating.
9. Mold and mildew removal: Mold and mildew are living organisms, consisting of
a root system and a “bloom”, which must be killed to stop growth. Use a
commercial cleaner recommended for use as a fungicide and algae remover in
conjunction with low-pressure power washing.
10. Mold and Mildew stain removal: To treat stains which may remain after mold and
mildew removal, apply a solution of 1-part bleach to 20 parts water to the wall
