On a seasonally adjusted annual basis, home resales (including existing single family homes, apartment, condominium and cooperative units) rose to 222,000 units during the second quarter, compared with 175,300 units during the same three month period in 1985.Nationwide, resale activity rose 14.5 percent from the April - June quarter of last year to the second quarter of this year to a seasonally adjusted annual rate of 3.78 million units.Interest rates overall were lower during the second quarter of this year. The second quarter rate, reported by the Federal Home Loan Bank Board, was 10.41 percent, compared to 10.56 percent for the first quarter of 1986 and 14.34 percent a year ago.%u201cThe present strength of existing home sales has been universally attributed to lower interest rates which have not been this low in seven years,%u201d according to Charles M. Staro, NYSAR executive vice president. %u201cAdditionally, we can see that confidence in the economy, increasing family incomes, and a strong move-up buyer market continue to contribute to the boom in residential sales.%u201dMedian prices for existing single family homes ranged from $32,860 reported by the Montgomery County Board of Realtors to $251,508 in Westchester County.The statewide median price for an existing home rose 4.9 percent above the first quarter median to $79,730, but remained below the nationwide second quarter median of $81,900. The Albany median price of $76,040, the Saratoga median of $83,820 and the Ulster median of $85,630 were the closest to the statewide and nation-wide second quarter median prices. Fourteen local boards reported increases in median resale prices from the first quarter of 1986 to this year%u2019s second quarter, while 10 local board reported decreases. The largest first to second quarter appreciation rates were in the Glens Falls region (38.4 percent), Cayuga County (21.2 percent), Saratoga County (19.6 percent) and Utica (11.4 percent).%u201cPrices are responding naturally to the greater demand for homes,%u201d Staro pointed out. %u201cWhen interest rates fall more and more buyers enter the market, it results in increased home values. Some areas have reported a decrease in median prices,%u201d he continued, %u201cand this may be due to the change in the size of homes sold, ratherthan a change in the price of a similar home.%u201dMore than 47 percent of resale homes sold last quarter had three bedrooms, while 42 percent had four bedrooms or more, and 11 percent had two bedrooms or less.Statewide, a typical home remained on the market for 35 days from initial listing to sale, down from 47 days for the first quarter of 1986. Regionally, the shortest reported sales period occurred in the Western Region where homes were on the market for only 26 days. On the local level, homes stayed on the market 26 days in the Buffalo area, 29 days in the Rochester area and 30 days around Syracuse.The conventional-fixed rate mortgage remains the most popular type of financing, as it was used in over 50 percent of the transactions reported, up from 47 percent in the first quarter.
