  The Second Part: Theories of urban planning

Introduction:

Due to the impacts of industries in cities, there were negative effects on both of social
life (crowded population, immigrants, class issues) and environmental deterioration.

So, the city had been reconstructed, and there were new land use patterns (Central
Business District, Industrial Districts, Residential Districts, Commuter Suburbs,
Industrial Suburbs).

                                          Burgess’ Concentric Zone Model

It had appeared central business district (skyscrapers with steel frame and elevators,
department stores). Also, there was rise of real estate developer and environmental
controls.
