Final Design
Assuming you were successful in securing the contract for a project and have all the
necessary information and design criteria to proceed with the final design-work, you can now
begin producing the detailed working documents. The following typical scope and sequence for
final design is offered.
1. Building Code Designation
2. Bylaw Compliance & Approvals
3. Site Information & Services
4. Site Plan Agreement
5. Architectural Information
6. Mechanical Information
7. Electrical Information
8. Structural Information
9. Building Permit
There will always be information not available or incomplete in the early design stages and
suggest that the Mechanical and Electrical Design not commence until the basic structural and
architectural elements have been completed. It is important that all design-work be complete
before submitting drawings to obtain the necessary approvals and permits. Unless you are
applying for a phased Building Permit, we do not recommend issuing any incomplete design-work
for any purpose, until the owner's approval has been received. All design-work should be
completed prior to commencing on-site construction. Constructing with incomplete design work
or issuing numerous major design revisions during the construction phase is a recipe for disaster.
