Final Design:
Building Permits:
Applying and obtaining a Permit will usually require a complete design package
submission. Due to the regional variables in bylaws, regulations and the governing authorities
having jurisdiction, we offer the following items to be considered when going through the permit
process.
Site Plan Agreement:
Prior to proceeding with full project design work an agreement covering overall site
development approval is usual and will likely require the following items.
Land Deed or Purchase/Sale Agreement
Property Legal Survey of project area with density calculations
Parking, loading and unloading spaces provided
Landscaping and other improvements
Project plan, layout and colored facade elevations
Zoning applicable, with all setbacks provided
Storm water drainage plan and design calculations
Incoming services available and locations
Material samples and color selection for the exterior envelope
Elevations of existing and proposed grade
Site traffic flow and access roadways and entrances.
Some municipalities will require separate plans for landscaping, drainage and the other site
information. Depending on the size and complexity of the project, it may be advantageous to
consider individual plans. Before proceeding with plans check for any specific plan scale or other
requirements.
