KEY CONSIDERATIONS
Schedule 22 to Clause 43.04 Development Plan Overlay
• Contribute to the character of the local area.
• Incorporate indigenous species to enhance biodiversity values.
• Designing in reponse to the site conditions
New development will respond to the existing built form set within well
vegetated lots including appropriate boundary setbacks, utilising coastal
materials and muted colours. In areas of higher elevation, key views to the
ocean will be protected. New residential estates to the township’s north
will accommodate the majority of planned population growth and will be
designed to integrate with the landscape qualities of the township including
vegetation, varying topography and intermittent ocean views.
Existing Conservation Reserve
Located to the east of the site, the development will merge as seamlessly
as possible into the landscape, with an emphasis on conservation and
encouraging biodiversity within the area to support wildlife numbers.
The following page shows a selection of native flora and fauna found in the
area which have been in decline due to large amounts of land clearing for
new ‘traditonal’ developments.
