Reference Guide Fire Strategy
1.1 Introduction and Scope
This CAN (Consultants Advice Note) addresses the outline fire strategy requirements for a
store consisting of a Ground Floor and Basement within the store demise. It should be noted
that each store should be subject to a fire strategy review, and the intent of an exemplar
design is to provide high level advice that may form the basis of future discussions between
designers, engineers, Building Control and, where applicable, the Fire Service.
The guidance within this report does not provide the only route to compliance and any
deviation from the model design assessed or from the recommendations presented herein
should be assessed and reviewed by a suitably qualified engineer.
1.2 Sources of Information
The following sources of information commensurate with the model design described above
have been assessed:
• Proposed Fire Separation Works to Basement Level, project number 7504.13,
drawing number L(200)02, revision B.
It is noted that this is an indicative plan and that this drawing will not necessarily reflect the
basement conditions of buildings across the portfolio. As this is an exemplar Outline Fire
Strategy, applicable assumptions have been made with regard to siting and access to/from
basement areas.
1.3 Principle Building Characteristics
It is understood that some Co-op stores incorporate basement levels that may be used as
staff areas, warehousing or remain unused for the purposes of store operations. Where
basements are unused generally for store operations it has been assumed that they are
maintained accessible for infrequent use e.g. maintenance and that the space may come
into regular use in the future. For conservatism, the general assumption throughout this
document is that basement areas are accessible to all staff and remain in frequent use.
Provision is made with respect to fire resistance where basements are infrequently however
it is worthy of note that if these spaces come into regular use in the future, remedial works
may be required to upgrade the level of fire resistance. A further assumption has been made
that all basement areas are inaccessible to members of the public and that all front-of-house
operations remain at Ground Floor level.
