ELECTRICAL • Code research
• Investigate electric service options and coordinate with utility. Based
on the size of the building we anticipate an HT service with HT
switch, substation and individual tenant sub-metering for each unit
and commercial space, plus house meter.
• Calculations and design of interior power distribution system
including documentation of substation and power distribution. We
anticipate the substation will be located in the main electrical room
with remote utility meter centers located on each floor.
• Calculation and design of unit power and lighting. We anticipate a
combination of gas & electric ranges, electric dryers, electric/electric
HVAC, dishwasher, garbage disposal, and refrigerators.
• Design and documentation of the elevator power distribution and
controllers including shunt trip elevator disconnects. The elevators
will be supported from a life-safety generator.
• Calculations and design of back of house and emergency egress
lighting systems. We anticipate emergency lighting to be powered
from a life-safety generator.
• Documentation/circuiting/switching of unit, corridor, and amenity
decorative lighting systems. Lighting design and control by others.
• Documentation of exterior power distribution and circuiting/control of
building façade and site lighting. Building façade and site lighting to
be designed by others.
• Power to retail signage.
• Power/lighting for bridge connectors to adjacent parking garage.
• Performance specification for the fire alarm system to meet high-rise
code requirements. We anticipate ceiling mounted “smart” system
smoke detectors with integral sounder bases shall be provided within
apartments. Detectors shall be interconnected and programmed to
sound only local alarms in the event of an apartment detector
activation and/or sound apartment alarms in the event of a main fire
alarm system detector activation
• Performance specification of a Rescue Assistance System (RAS) and
Area of Refuge/ Fire Department Communication systems to meet
high-rise code requirements.
• Performance specification of an Emergency Responder Radio
Coverage (ERRC) system.
• Design of “Cold Dark” retail space with code minimum lighting and
life safety provisions.
• Design of an emergency/optional standby generator system and
associated distribution to meet high-rise code requirements and
