             WORK PLAN



             The project phases we have planned in our work activities include:



                      TASK          SCHEMATIC PHASE


                         01             •   Project kick-off meeting.
                                        •   Code research.
                                        •   Calculations.
                                        •   Investigation of mechanical, electrical, plumbing systems to accomplish the
                                            desired result for the project.
                                        •   Preliminary document defining the VRF system and up to two (2) MEP/FP
                                            system alternatives for Owner/Architect review and budgeting.
                                        •   Review of any special needs and identifying the most appropriate means of
                                            achieving operational requirements.
                                        •   Prepare and submit S&M applications with that appropriate utility companies
                                        •   Preliminary coordination of utilities with Civil.
                                        •   Attendance at the allocated project/design meetings during this phase.
                                        •   Preparation of a narrative based schematic submission for owner review and
                                            budgeting.



                      TASK          DESIGN DEVELOPMENT

                         02             •   Incorporate client, construction manager, and design assist team input from
                                            schematic including MEP/FP system selections.
                                        •   Perform preliminary equipment selections and mechanical and electrical
                                            space requirements based on budgetary input.
                                        •   Provide proposed domestic water room/fire pump room layouts, plumbing
                                            riser locations, proposed utility connection locations.
                                        •   Provide proposed main electrical room layouts, corridor lighting and power
                                            layouts, electrical distribution closet layouts.
                                        •   Provide proposed common area mechanical shaft locations, corridor
                                            ductwork distribution, and rooftop mechanical equipment layout.
                                        •   Provide criteria for retail space MEP/FP systems.
                                        •   Provide preliminary parking garage lighting, power, ventilation, and drainage
                                            design.
                                        •   Preparation of six (6) typical enlarged unit mechanical, electrical, and
                                            plumbing plans for each the hotel and apartment/condo building
                                            owner/architectural review.
