                                     •   Provide preliminary mechanical system space requirements for hotel and
                                         amenity spaces.
                                     •   Submission for budget confirmation for MEP/FP systems.
                                     •   Attendance at the allocated project meetings during this phase.
                                     •   Participation in value engineering effort if MEP/FP construction costs exceed
                                         project budget.



                   TASK          CONSTRUCTION DOCUMENT / PERMIT


                      03             •   Incorporation of client, construction manager, and design assist team input
                                         from design development effort.
                                     •   Final architectural coordination.
                                     •   Documentation of the systems suitable for bidding and permit
                                             o  Completion of the remainder of the typical enlarged unit and
                                                 guestroom mechanical, electrical and plumbing plans for
                                                 bid/construction based on owner/architect input
                                             o  Final equipment, distribution and terminal device sizing
                                             o  Completion of design of commercial, hotel, common area, amenity,
                                                 courtyard and parking garage systems.
                                             o  Completion of specification
                                     •   Attendance at the allocated meetings during this phase.
                                     •   Issuance of permit and construction MEP/FP packages, including
                                         COMcheck compliance forms.




                   TASK          CONSTRUCTION ADMINISTRATION

                      04             •   Attendance at the allocated site observation inspections
                                     •   Respond to reviewing agencies.
                                     •   Response to contractor RFIs.
                                     •   Review of shop drawings.
                                     •   Preparation of a single punch list effort for the following areas:
                                             o  One of each apartment configuration (i.e. one bedroom, one
                                                 bedroom with den, two-bedroom, two bedroom with den, studio,
                                                 etc.)
                                             o  One of each hotel guestroom configuration (i.e. studio, one
                                                 bedroom, accessible, etc.)
                                             o  Common areas and back of house spaces including corridors,
                                                 amenity spaces, parking garages, and roof.
                                             o  Retail Space
