              Phase VII VIII – Construction Administration
              After the project has been awarded to a General Contractor,
              we anticipate that our services during construction will be
              the following:


                 ■  Attend one (1) preconstruction meeting;
                 ■  Review monthly contractor applications for payment;
                 ■  Our architectural team will attend fifteen (15)
                  monthly on-site construction observation meetings;
                 ■  Review specific shop drawings (custom/specialty
                  items, windows, door hardware, and steel shop
                  drawings and as outlined in our book specifications);
                 ■  Answer Requests for Information (RFIs) during the
                  construction period;
                 ■  Coordinate consultants  through the  construction
                  process; and
                 ■  Perform a punch list review of amenity spaces,
                  corridors, exterior amenity spaces, one (1) standard
                  hotel guestroom of each type (i.e., one (1) King
                  Standard, one (1) King One Bedroom, one (1) Queen/
                  Queen Standard, etc.), all accessible hotel guestrooms,
                  and one (1) residential apartment / condo unit  of
                  each type (i.e., one (1) bedroom, one (1) bedroom
                  with den, etc.).


              We anticipate a fifteen (15) month construction period.  We
              have included twelve (12) site visits for the Civil engineer
              and six (6) site visits each for the MEPFP and structural
              engineers to review the project at monthly construction
              observations during the construction process.

              If the construction period is longer than anticipated or
              if additional meetings are required outside of the fault
              of the design team, we reserve the right to invoice our
              additional time at our standard hourly rates, which are
              adjusted annually.
