Dear Marissa:

Thank you for the opportunity to provide a proposal for architectural and engineering services for an envisioned
17-story mixed-use structure in downtown Scranton, Lackawanna County, PA. This prominent project is positioned
to be the tallest mix-use development in downtown Scranton, and is the first to boast a 110-key hotel, 5,000 SF pre-
function space, a lux restaurant complete with 125 seat/lounge area, and apartments designed to stand apart from
the multi-faceted space.

With extensive experience with the Hyatt brand and franchise, Bernardon’s Project Manager, Tom McKenna, brings
expertise from working on Hyatt projects ranging from Dual Brand Hyatt Place House in Allentown, Hyatt House
Enola in Harrisburg, and Hyatt Place in Newark, Delaware. With Tom’s extensive knowledge of Hyatt’s brand and
franchise prototypes, and Bernardon’s vast list of hospitality and multifamily projects, we are confident in our ability
to provide a design that embodies JBAS Realty’s DREAM for this new and innovative development.

The Hyatt Place Hotel and Residences at 320 Franklin Street brings together everything that Scranton has to offer.
Bernardon’s upcoming DESIGN effort includes a two-story pedestal building that soars up to fourteen stories, to
provide varying vistas from its ninth-floor hotel amenity space, private balconies for most of the residential units,
and third-floor outdoor amenity space overlooking Mulberry Street.

Bernardon is well positioned to deliver the design of The Hyatt Place Hotel and Residences at 320 Franklin Street
to JBAS Realty, LLC. Our firm specializes in creating building solutions to developers who seek innovative and
