TREASURER’S CORNER, Dick Tipton
Community Association
With the year coming to a close and the 2023 Budget recently passed by 3240 Kennerleigh Parkway,
the board, our HOA president asked me to write a short article reviewing Roseville, CA 95747
th
our finances. Many of you attended the October 18 budget presentation, Phone: (916) 771-7801
either in person or on zoom. For those of you who were unable to attend, Fax: (916) 771-7827
I’ll begin with a brief recap of next year’s budget. www.theclubatwestparkca.com

Inflation played an unexpected role in the budget process. Our total oper-

ating expenses were up 7% from last year’s budget and are currently running even higher versus 8:00 a.m. - 9:00 p.m.
2022 actual year-to-date expenses. No one expected inflation to run at 8% - 9%. Never-the-less
we were able to budget our assessments at a 5.2% increase, from $195 per household per month to Saturday & Sunday
$205. 8:30 a.m. - 5:30 p.m.

Our Reserve Fund continues to improve and we now have $523,876 in our reserve accounts, which Customer Care Center
equals 56% of our fully funded reserves. That is up from 43% in January of this year. We plan to (800) 428-5588
continue to improve that percentage, despite an aggressive reserve spending budget for next year. Resident Portal
This year our Operating Fund was allocated $165 of the $195 per house dues. The remaining $30 https://theclubatwestpark.connectresident.com/
was allocated to the Reserve Fund. For 2023 will go back to the more standard allocation with
$180 allocated to the Operating Fund and $25 allocated to the Reserve Fund. Board of Directors

Shannon up to work on other projects. If there is no one at the front desk, there will be a bell to Tom Stevens, Secretary
ring for service. But regardless of your customer service need, please check in at the front desk
before entering the back area of the HOA office. Email: boardofdirectors@tcwp.net
